*'NEW HOTEL SCAM!!* This is one of the smartest scams I have heard about. You arrive at your hotel and check in at the front desk. Typically when checking in, you give the front desk your credit card (for any charges to your room) and they don't retain the card. You go to your room and settle in. All is good. The hotel receives a call and the caller asks for (as an example) *room 620* - which happens to be your room. The phone rings in your room. You answer and the person on the other end says the following: *'This is the front desk. When checking in, we came across a problem with your charge card information.* *Please re-read me your credit card numbers and verify the last 3 digits numbers at the reverse side of your charge card.'* Not thinking anything wrong, since the call seems to come from the front desk you oblige. But actually, *it is a scam by someone calling from outside the hotel*. They have asked for a *random room number*, then *ask you for your credit card and address information.* *They sound so professional, that you think you are talking to the front desk.* If you ever encounter this scenario on your travels, *tell the caller that you will be down to the front desk to clear up any problems.* Then, *go to the front desk or call directly and ask if there was a problem.* If there was none, *inform the manager of the hotel that someone tried to scam you of your credit card information, acting like a front desk employee.* This was sent by someone who has been duped........ and is still cleaning up the mess. *P.S.* Please, consider spreading the word by forwarding this msg. Who knows, you might just help someone avoid a nasty experience. *All traveling often should be aware of this one!*

*બજેટ-નાણાંકીય વર્ષ 2017-18(આકારણી વર્ષ 2018-19)ની ઇન્કમટેક્ષની જોગવાઈઓ સરળ શબ્દોમાં*:- *કલમ 44A:* ~2 લાખની વાર્ષિક આવક અથવા 25 લાખનું વાર્ષિક ટર્નઓવર ધરાવનારને ચોપડા રાખવામાંથી મુક્તિ ~*કલમ 139(1)*માં દંડ માટે *કલમ 234F* દાખલ કરવામાં આવી છે તે અનુસાર, ~ઑડીટ સિવાયના કેસોમાં જો ઇન્કમટેક્ષ રિટર્ન 31,જુલાઈ પછી પરંતુ 31,ડિસેંબર સુધીમાં ન ભરાય તો ₹5000 સુધીનો દંડ અને 31 માર્ચ સુધીમાં ન ભરાય તો ₹ 10,000/- late fees / penalty *રિફંડ:* ~*કલમ 244A* અનુસાર હવેથી રિટર્ન ભર્યા તારીખથી રિફંડ છૂટું થયા તારીખ સુધીનું વાર્ષિક 6%લેખે વ્યાજ અપાશે. ~હવેથી 1 વર્ષમાં રિફંડ છૂટું કરી દેવાશે. ~*કલમ 244(1)(B)* અનુસાર હવેથી નિર્ધારિત રકમ કરતાં વધુ ભરેલ Advance Tax,Self-Assessment Tax ની રકમ પર વ્યાજ ચૂકવવામાં આવશે. ~જ્યારે કલમ 234A,કલમ 234B,કલમ 234C અને કલમ 220(2) અનુસાર ટેક્ષની રકમ પર વાર્ષિક 12% લેખે વ્યાજ વસૂલ કરાશે. ~E-Assessment નો વ્યાપ વધારાશે જે અનુસાર સ્ક્રુટિની હેઠળના કેસોમાં પણ આકારણીનું રિફંડ વ્યાજ સાથે ચુકવવાનું રહેશે. ~*કલમ 194 IB* અનુસાર હવેથી માસિક ₹50000થી વધુ ઘરનું ભાડું ચુકવનારે વાર્ષિક ભાડાની રકમમાંથી 5% TDS કાપીને ભાડું ચુકવવું પડશે. *કેપિટલ ગેઈન:* ~કેપિટલ ગેઈન ની ગણત્રી માટે Base Year 1981 ને બદલે 2001 ગણાશે. *કલમ 10(38)*માં સુધારો: ~જો 1-10-2004 પછી STT (Securities Transaction Tax) ચૂકવ્યાં વગર શેર ખરીદવામાં આવ્યા હોય તો LTCG ( Long Term Capital Gain)લાંબાગાળાના મૂડી નફાનો લાભ નહિ મળે. ~IPO અને Bonus શેરમાં LTCG લાગું નહિ પડે. ~LTCG માટે સ્થાવર મિલકતનો Holding Period 3 વર્ષ થી ઘટાડીને 2 વર્ષ કરેલ છે. *કેપિટલ ગેઈન બોન્ડ* ~*કલમ 54EC* અનુસાર 50 લાખસુધીના કેપિટલ ગેઈનનું રોકાણ કરવા માટે NHAI અને RECLના બોન્ડ ઉપરાંત એવા નિયત કરાયેલ બોન્ડ કે જે 3 વર્ષમાં Redeemable હોય તે માન્ય ગણાશે. *TDS:* ~ પ્રોફેશનલ ફી ની ચૂકવણીમાં 2% લેખે TDS કાપવો પડશે. ~ફોર્મ 15G અને ફોર્મ 15H નો વ્યાપ વધારાયો. ~₹15000નું કમિશન મેળવનાર Insurance Agent ફોર્મ 15G અને ફોર્મ 15H આપી શકશે. *બિલ્ડર:* ~31-3-2017 સુધીમાં Completion Certificate મેળવનાર બિલ્ડરને 31-3-2018 પછી વેચાયા વિના પડી રહેલા મકાનોની ભાડાની કાલ્પનિક આવક ગણીને તેના પર ટેક્ષ ભરવો પડશે. ~ હવેથી પ્રોજેકટની BUC મેળવ્યા બાદ જમીન માલિકને કેપિટલ ગેઈન ટેક્ષ લાગશે. ~*કલમ 80IBA* અનુસાર પ્રોજેકટમાં 30-સ્ક્વેર મીટર-4 મેટ્રોપોલિટન શહેરો માટે અને 60 સ્ક્વેર મીટર- તે સિવાયના ભારતના શહેરો માટેની ગણતરી બિલ્ટ -અપ અેરીયાને બદલે કાર્પેટ અેરીયા તરીકે ગણવામાં આવશે.અને પ્રોજેક્ટ 3 વર્ષ ને બદલે 5 વર્ષમાં પુરો કરવાનો રહેશે. *ઇન્કમટેક્ષ રિટર્ન:* ~5 લાખથી ઓછી બિન ધંધાકીય આવક ધરાવનાર માટે 1 પાનાનું રિટર્ન બહાર પડાશે. ~રાજકીય પક્ષો માટે નિર્ધારીત સમયગાળામાં ઇન્કમટેક્ષ રિટર્ન ભરવાનું ફરજિયાત બનાવેલ છે. *રિવાઈઝડ ઇન્કમટેક્ષ રિટર્ન:* ~ ઇન્કમટેક્ષ રિટર્ન 12 મહિનામાં રિવાઈઝ કરી શકાશે. *ટેક્ષ રેટમાં ફેરફાર:* ~વ્યક્તિગત અને HUF કરદાતાઓ કે જે 2.50 લાખથી 5.00 લાખની મર્યાદામાં આવક ધરાવતા હોય તેમને માટે ટેક્ષનો દર 5% રહેશે. ~50 કરોડ સુધીનો વકરો ધરાવતી કંપની માટે ટેક્ષનો દર 25% રહેશે. *રિબેટ:* ~*કલમ 87A* હેઠળ હવે ₹3.50 લાખ સુધીની આવક ધરાવનારને ₹5000ને બદલે ₹2500 ટેક્ષમાંથી રિબેટ મળવાપાત્ર રહેશે. *સરચાર્જ:* ~50 લાખથી 1 કરોડ સુધીની આવક ધરાવનારને 10% સરચાર્જ લાગુ પડશે. ~જ્યારે 1 કરોડથી વધુ આવક ધરાવનારને 15% સરચાર્જ ચાલુ રહેશે. *સ્ક્રુટિની:* ~નવા કરદાતાઑ 1 વર્ષ માટે સ્ક્રુટિનીને પાત્ર બનશે નહિ. ~હવેથી સ્ક્રુટિની કેસ આકારણી વર્ષના અંતથી 18 મહિનામાં પૂર્ણ કરવા પડશે.ત્યારબાદ આકારણી 12 મહિનામાં પૂરી કરવી પડશે. *રોકડ પર નિયંત્રણ:* ~*કલમ 269T* અનુસાર ₹3 લાખથી વધુની રોકડ કોઈપણ વ્યક્તિ પાસેથી અેક દિવસમાં કે અેક ટ્રાન્સૅકશનના સંદર્ભમાં લેવા પર નિયંત્રણ મુકવામાં આવેલ છે.આ જોગવાઇનો ભંગ કરનારને *કલમ 271DA* અનુસાર જેટલી રોકડ મેળવી હોય તેટલો દંડ કરવામાં આવશે. ~હવેથી કોઈપણ મૂડીખર્ચના સંદર્ભમાં ₹10000થી વધુ રોકડ ચૂકવણી કરી શકાશે નહિ. *TCS:* ~દાગીનાઓના વેચાણના સંદર્ભમાં TCS ની જોગવાઈ પડતી મુકવામાં આવી છે. *ધાર્મિક દાન:* ~હવેથી *કલમ 80G* અનુસાર માત્ર ₹2000 રોકડ દાન સ્વીકારી શકાશે. *રાજકીય પક્ષોને દાન:* ~હવેથી રાજકીય પક્ષો કોઇપણ એક વ્યક્તિ પાસેથી ₹2000 રોકડ દાન સ્વીકારી શકાશે. ~હવેથી *કલમ 44AD* હેઠળ ચેકથી અથવા ડિજીટલ માધ્યમથી ખરીદ અને વેચાણના સંદર્ભમાં કુલ વકરાના 6% લેખે નફો બતાવી શકાશે. *ઓડીટ:* ~હવેથી 2 કરોડથી વધુના Total Turnover કે Gross Receipts સંદર્ભમાં જ ઓડીટની જવાબદારી લાગુ પડશે. ~*RGESS* (Rajiv Gandhi Equity Savings Scheme) બંધ કરવામાં આવેલ છે. *ઈન્કમટેક્ષ રિટર્ન ની ચકાસણી સત્તા:* ~જો ઈન્કમટેક્ષ વિભાગના સર્ચ દરમ્યાન ₹50 લાખથી વધુની છુપી આવક અથવા સમ્પત્તિ મળી આવશે તો 10 વર્ષ(2007) જૂના ઈન્કમટેક્ષ રિટર્નોની ચકાસણી થશે. ~ગેરકાયદેસર વિદેશી મિલકત ધરાવનારના 16 વર્ષ જૂના ઈન્કમટેક્ષ રિટર્નોની ચકાસણી થશે. આવકવેરા વિભાગને ઉપરોકત સત્તા આપવા માટે *કલમ 153A,કલમ 132, કલમ 132A* માં ફેરફાર કરવામાં આવ્યો છે. ~*(NPS) National Pension System:* હેઠળ કરેલ રોકાણમાંથી ઈમર્જેન્સી કેસમાં કરેલ 25% સુધીના ઉપાડ પર કોઈ ટેક્ષ નહિ લાગે. ~*MAT( Minimum Alternate Tax):* Carry Forward કરવાની સમયમર્યાદા 10 થી વધારીને 15 વર્ષ કરવામાં આવી છે. ~ વ્યવસાયીકો 1 હપ્તામાં Advance Tax ભરી શકશે. *મકાન મિલકતનુ નુકશાન:* ~*કલમ 71* માં સુધારા અનુસાર હવેથી માત્ર ₹2 લાખ સુધીનું નુકસાન અન્ય આવક સામે set-off કરી શકાશે અને બાકીની રકમ 8 નાણાંકીય વર્ષ સુધી Carry- forward કરી શકાશે. *ગિફટ:* ~*કલમ 56(2)(x)* અનુસાર હવેથી દરેક કરદાતાના હાથમાં ₹50 હજારથી વધુની ગિફટ કરપાત્ર થશે. *ફરજિયાત પાનકાર્ડ:* ~દરેક નાણાંકીય લેવડદેવડો માટે પાનકાર્ડ ફરજિયાત બનાવાયું છે.

The latest report from global property consultant Cushman & Wakefield said that the ticket size of new launches across top eight cities saw an average decline of 14% year on year. Further, the prices of new units may also see some changes this may also see some changes this year, as many developers are seeking to lower effective ownership costs and enhance affordability by either offering attractive discounts or smaller units. Anshul Jain, Managing Director at Cushman & Wakefield India, said: “After the demonetisation, the markets have witnessed a slow uptake of residential properties because of price and value mismatch. Consequently, developers are also relooking at their strategies to create better value for home buyers.“ Many developers are now recalibrating their market strategies, reducing effective cost of their property and restricting new launches to reduce their inventory. In the majority of the cities covered by Cushman & Wakefield, developers have sought to rationalise ticket sizes, especially in the high-end and luxury segments that have been hit the most. “We have deferred our new launches as there is a lot of uncertainty in the market with regard to the real-estate regulator,“ said Bijay Agarwal, Managing Director at Salarpuria Sattva Group. Reflecting the market dynamics, the total number of new housing units declined during the year by 11% to about 113,000 units. Of this, the middle-income housing segment accounted for 56% of the total unit launches, followed by value housing at 32%, with the number of units in the segment increasing 22% to more than 36,300 units. The high-end segment, on the other hand, was hit the most, with new launches almost halving to 12,000 units during the year. “The residential sales market is frozen. There is nothing moving,“ said another top builder, who did not wish to be quoted. In projects that have already been launched and where units remain unsold, developers are offering discounts and other funding plans to decrease their inventory , and these plans will continue for a while until the markets finds a balance. Attractive plans, underpinned by reduced bank loan rates, are expected to lift sales by the end of the year and going into the next year.

Principal shall be liable for recovery for default of the agent. 6. Review and reduction of fees, fine and court fee amounts under various Acts. These budget proposals are presented on 18/03/2017 and shall be effective from a later date which shall be confirmed after the Act is passed and rules are published.

Brihanmumbai Municipal Corporation *(BMC)* *Redevelopment* buildings Development Control Regulation (DCR) The Brihanmumbai Municipal Corporation (BMC) has opened doors for *redevelopment of over 35,000 old buildings* that have *exhausted their FSI* and *have no scope of further redevelopment.* The BMC will offer *40 per cent of the total built-up area* (BUA) as an incentive to the housing societies. A society can use the proceeds from the sale of this incentive to *meet the construction cost of their own building*. *They will not charge any kind of premium or extra cost for the same*. This will only be applicable for buildings which are more than *30 years old*. For example, if the built-up area (BUA) of one particular building is 10,000 sqft, with BMC's new incentive policy, the building will be allowed construction of *extra 4,000 sqft* so that they can *sell it in the open market and meet the construction cost of their original area*. *This Development Control Regulation (DCR)* of the *BMC* will help those buildings which are not interested to be a part of the cluster development scheme (CDS) but might pose a threat to the scheme. The government's CDS is facing several obstacles at each stage with *developers unwilling* to share more benefits and residents posing stiff opposition for cluster development. *The residents were left with no option but to live in dangerous buildings and wait endlessly until they collapsed.* *Due to lack of profit, no developer wants to take up redevelopment of such buildings and it will be expensive for cooperative societies to undertake redevelopment on their own*. The new DCR will be paving way for the redevelopment of such individual buildings. *"Over 35,000 buildings in the city are more than 30 years old and have no FSI left. The future of these buildings is at stake and there is no scope of future redevelopment for them. These buildings, if ignored, will eventually get dilapidated and amount to loss of life and property. We had to think about them and now we have come up with an option*," said *Ajoy Mehta, municipal commissioner*

Land Will Be Used For Common Amenities Owners whose land falls in plotting schemes in Ghuma and Shela may have to part with up to 40% of their land as deduction for common amenities, in the event of any fresh development on the approved sub-plots. At a crucial board meeting of the Ahmedabad Urban Development Authority (AUDA) on Thursday , the authorities passed a resolution where the apex planning body has decided to deduct land for Town Planning schemes (TP) 1, 2 and 3 in Ghuma as well as Shela areas respectively. The resolution claims that in cases where up to 1,000 sq m-size sub-plots approved by development authorities from which just 20% or less land had been deducted earlier, in such cases owners or builders who are yet to allot pieces of land to buyers will have to part with up to 40% land for common amenities. In case there is construction on the plotted schemes, then Auda has the authority to deduct up to 40% land or less in such a manner that the constructed property is not damaged. The resolution further states that if a society or builder wishes to redevelop a prevailing bungalow scheme on these plots with an apartment scheme, then in that case too the deduction will be up to 40% and not 20%. If an owner seeks redevelopment permission for any plot, in that case the plot size should not be less than 250 sq meters or else it will violate existing laws related to deduction under the prevailing General Development Control Regulations (GDCR).

Fearing that their investments in some of the real estate companies and projects would be adversely impacted due to two new regulations many private equity and strategic investors are renegotiating their existing contracts. The fear is that the thin capitalisation introduced in the budget combined with the Real Estate (Regulation and Development) Act (RERA) would mean an increased tax and other legal liabilities beginning April this year. Thin capitalisation will not allow companies to claim tax deduction for interest paid on foreign debt above 30% of their EBITDA (earnings before interest, tax, depreciation and amortisation). Experts say the most hit would be real estate and infrastructure companies that have large chunk of international debt at project level or in their special purpose vehicles (SPVs). The government is expected to categorise investments through non-convertible debentures (NCDs) and the dividend paid on that also as debt. Thin capitalisation concept would apply to all companies operaing in India beginning April 2017, in line with the Base Erosion and Profit Shifting (BEPS) framework, a global agreement with 15 action points to check tax avoidance by multinationals. India has already adopted some of these points. The fear is also that under RERA investors can be labelled a developer and may have to face strict penalties for any violation of rules by the projects they fund. The responsibility of compliance under the RERA is on the promoter. And the term has a wide definition to cover, not only the developer, but also a landlord and private equity or strategic investor, if they actively participate in the project. Many private equity as well as strategic investors, who have invested in real estate, mainly at the project level, are renegotiating their contracts, with the developers fearing litigation and fines once the new real estate regulations come in to force, said experts.

The Maharashtra state government has ruled that all those involved in the construction of a building, including architect, license surveyor, structural engineer, site supervisor and engineer, construction company, contractor, sub-contractor and consultants appointed for various activities, will now be held liable for any structural flaws or defects that occur within 10 years after it is built. But the government seems to have conveniently allowed a major loophole in the rule. It has said the new provision in the city’s development control rules will apply to only projects with built-up area of 20,000 sq m and above—roughly a housing complex with one 40-storey tower with four flats on each floor. “This is a dead giveaway,” said industry sources.

It's a common practice among NRIs to carry some amount of Indian currency with them when they leave the country, mainly for the convenience of not having to exchange forex into rupee when they return the next time. But from now on, they will not be allowed to carry any Indian notes with them. Although the rule, which is part of Foreign Exchange Management Act (FEMA), has been in place for quite sometime now, it is only now that the central bank is trying to enforce it. On Monday, RBI allowed forex changers to open kiosks beyond the immigration desks at international airports to facilitate NRIs and foreigners opting to exchange rupee for other currencies before they enter the aircraft. According to RBI officials, in case these travellers have Indian currency notes in their possession before boarding the flight, Indian customs officials can act against them. RBI has allowed NRIs to carry up to Rs 10,000 beyond the immigration and customs desks, and to the duty-free shopping and security checking areas in the departure hall in international airports to meet miscellaneous expenses. However, this has been allowed subject to the condition that NRIs "will not be allowed to carry any Indian rupee beyond SHA and that they should dispose of Indian currency before boarding the plane", an RBI notification said. To facilitate money changing facilities for NRIs and foreigners, foreign exchange counters have been allowed in departure halls in international airports beyond the immigration and customs desks. "Such foreign exchange counters will, however, only buy Indian rupees from non-residents and sell foreign currency to them subject to usual terms and conditions," RBI said. It has also directed authorities to put up displays at international airports, "reminding passengers that the area is the last point for non-residents to possess Indian Rupees".

I never tire reading this story many times over coz it touches the soul.🤓 An eight-year-old child heard her parents talking about her little brother. All she knew was that he was very sick and they had no money left. They were moving to a smaller house because they could not afford to stay in the present house after paying the doctor's bills. Only a very costly surgery could save him now and there was no one to loan them the money. When she heard her daddy say to her tearful mother with whispered desperation, 'Only a miracle can save him now', the little girl went to her bedroom and pulled her piggy bank from its hiding place in the closet. She poured all the change out on the floor and counted it carefully. Clutching the precious piggy bank tightly, she slipped out the back door and made her way six blocks to the local drugstore. She took a quarter from her bank and placed it on the glass counter. "And what do you want?" asked the pharmacist. "It's for my little brother," the girl answered back. "He's really very sick and I want to buy a miracle." "I beg your pardon?" said the pharmacist. "His name is Andrew and he has something bad growing inside his head and my daddy says only a miracle can save him. So how much does a miracle cost?" "We don't sell miracles here, child. *FINALLY, CENTRAL GOVT NOTIFIES REAL ESTATE ACT 2016* _10 things to know about Real Estate Regulatory Authority_ *01) Ongoing Projects also to come under RERA* For ongoing projects without Completion Certificate (CC), developers will have to deposit 70% of the amount collected from homebuyers in a separate bank account within 3 months of registering a project with RERA. *02) Equal Penalty* In case of delays, developers will be required to pay compensation to the allottees with an Interest Rate of SBI’s highest Marginal Cost of Lending Rate plus 2%. This effectively means a developer will have to pay interest rates of 11 to 12 % in case of a delay in project delivery. *03) Imprisonment* The rules also contain clauses providing for compounding of punishment with imprisonment for violation of the orders of Real Estate Appellate Tribunal against payment of 10% of project cost in case of developers and 10% of the cost of property purchased in case of allottees and agents. *04) No Discrimination* Discrimination in sale of properties on any grounds will also not be entertained under the new rules. Adjudicating Officers, Real Estate Authorities and Appellate Tribunals shall dispose of complaints within 60 days *05) Transparency* For ongoing projects that have not received Completion Certificate (CC), the developers will have to make public the original sanctioned plans with specifications and changes made later, total amount collected from allottees, money used, original timeline for completion and the time period within which the developer undertakes to complete the project. *06) Sale on Carpet area* The promoter shall also be required to declare the size of the apartment based on carpet area even if it was sold earlier on any other basis. *07) Financial Capacity* For registration of projects with the authorities, developers will be required to submit authenticated copy of PAN Card, annual report comprising audited profit and loss account, balance sheet, cash flow statement and auditors report of the promoter for the immediate three preceding years, authenticated copy of legal title deed, copy of collaboration agreement if the promoter is not the owner of the plot. The promoter will also has to declare information regarding the number of open and closed parking areas in the project. *08) Construction Status* The promoter will also have to upload details regarding number and type of apartments or plots, status of the project with photographs floor-wise, status of construction of internal infrastructure and common areas with photos, status of approvals received and expected date of receipt, within 15 days of expiry of each quarter on the project website. *09) No Income Tax returns required* In a departure from the draft rules, the requirement of disclosing Income Tax returns has been withdrawn in the final rules keeping in view the confidentiality attached with them and as pointed out by legal experts and promoters. *10) Detailed Description on RERA website* In addition to this, the Real Estate Regulatory authorities will also publish information relating to profile and track record of promoters, details of litigations, advertisement and prospectus issued about the project, details of apartments, plots and garages, registered agents and consultants, development plan, financial details of the promoters, status of approvals and projects etc., on the RERA website.

Realty sector's outlook remains negative for the next fiscal with housing sales expected to be muted due to high prices and significant delays in completion of projects, according to India Ratings and Research. The negative cash flow would lead to further rise in the debt levels and weakening credit profile of the real estate sector, it added. "India Ratings and Research (Ind-Ra) has maintained a negative outlook on the real estate sector for FY18 (2017-18), based on the expectation of a continued slump in the sale of residential units," India Rating said. "This will result in continued negative cash flows and a further increase in already-high debt levels, resulting in the weakening of the sector's credit profile," it added. The agency pointed out that the sale of residential units has been falling since the 2013-14 fiscal due to the continued high prices of housing units, making them unaffordable to end-users. It said that the significant delays in the completion of under construction projects, sometimes by even more than three years, has also impacted consumer confidence in the sector. "The sale of units to individuals who purchase residential units for investment purposes is also likely to be severely curtailed by the demonetisation exercise, the implementation of the Prohibition of Benami Transactions Act and the proposal to restrict set-off of loss on rented properties against other income heads introduced in the union budget 2017-18," it said. The liquidity would be further impacted by the likely implementation of the Real Estate (Regulation and Development) Act during the first half of next fiscal. While the sector has largely relied on refinancing to meet its debt servicing obligations, the agency said that the same would increasingly become difficult with revival in sales unlikely. India Ratings suggested that the sector should undergo a structural change to revive itself and move towards a model of selling homes after completing the projects. "Such a structure would favour large organised real estate companies having better access to institutional funding and lead to consolidation in the sector. However, a single window system for time-bound approvals is imperative for the success of any such structural changes in the system and for the sector's long-term survival and growth," the agency said.

The Cashier said, ‘I’m sorry, but you don’t have enough money to buy this doll. Then the little boy turned to me and asked: ”Uncle, are you sure I don’t have enough money?” I counted his cash and replied: ”You know that you don’t have enough money to buy the doll, my dear.” The little boy was still holding the doll in his hand. Finally, I walked toward him and I asked him who he wished to give this doll to. ‘It’s the doll that my sister loved most and wanted so much . I wanted to Gift her for her BIRTHDAY." I have to give the doll to my mommy so that she can give it to my sister when she goes there. His eyes were so sad while saying this. ‘My Sister has gone to be with God. Daddy says that Mommy is going to see God very soon too, so I thought that she could take the doll with her to give it to my sister…” My heart nearly stopped. The little boy looked up at me and said: ‘I told daddy to tell mommy not to go yet. I need her to wait until I come back from the mall.’ Then he showed me a very nice photo of him where he was laughing. He then told me ‘I want mommy to take my picture with her so my sister won’t forget me.’ ‘I love my mommy and I wish she doesn’t have to leave me, but daddy says that she has to go to be with my little sister.’ Then he looked again at the doll with sad eyes, very quietly.. I quickly reached for my wallet and said to the boy. "Suppose we check again, just in case you do have enough money for the doll?” ‘OK’ he said, ‘I hope I do have enough.’ I added some of my money to his with out him seeing and we started to count it. There was enough for the doll and even some spare money. The little boy said: ‘Thank you God for giving me enough money!’ Then he looked at me and added, ‘I asked last night before I went to sleep for God to make sure I had enough money to buy this doll, so that mommy could give It to my sister. He heard me!” ‘I also wanted to have enough money to buy a white rose for my mommy, but I didn’t dare to ask God for too much. But He gave me enough to buy the doll and a white rose. My mommy loves white roses.’ I finished my shopping in a totally different state from when I started. I couldn’t get the little boy out of my mind. Then I remembered a local newspaper article two days ago, which mentioned a drunk man in a truck, who hit a car occupied by a young woman and a little girl. The little girl died right away, and the mother was left in a critical state. The family had to decide whether to pull the plug on the life-sustaining machine, because the young woman would not be able to recover from the coma. Was this the family of the little boy? Two days after this encounter with the little boy, I read in the newspaper that the young woman had passed away. I couldn’t stop myself as I bought a bunch of white roses and I went to the funeral home where the body of the young woman was exposed for people to see and make last wishes before her burial. She was there, in her coffin, holding a beautiful white rose in her hand with the photo of the little boy and the doll placed over her chest. I left the place, teary-eyed, feeling that my life had been changed forever… The love that the little boy had for his mother and his sister is still, to this day, hard to imagine. And in a fraction of a second, a drunk driver had taken all this away from him. Please DO NOT DRINK & DRIVE. Also, do not make or answer telephone calls while driving. Wear sealt belt . With Ex-Member of Parliament Shri Anoopchand Shah.... 🌅🌅🌅🌅🌅🌅🌅🌅🌅. 🌷👌 _*મિત્રો જરૂર વાંચો*_ 👌🌷 🔴આતો રંગ બદલતી દુનિયા છે દોસ્તો..તમારા દુઃખો તમને રડી રડીને પૂછે છે..અને બીજાને તે હસી હસીને બતાવે છે..! 🔴 મળેલા સમય ને જ યોગ્ય બનાવો સાહેબ.. યોગ્ય સમય ગોતવા નીકળ્યા તો જીંદગી ટૂંકી પડશે..! 🔴જીદંગી આ ન્યુઝપેપર જેવી છે..જો તમે આજ ના છો..તો કામ ના છો..જો જુના થઇ ગયા છો..તો ફરસાણ ના પડીકાબનશો.. 🔴કીંમતી માેતી ની માળા તુટી જાય તાે માેતી વીંણવા માટે નીચે નમવા માં કઈ વાંધાે નથી.... બસ ! સંબંધાે નું પણ કંઈક એવું જ છે... 🔴હું નીકળ્યો સુખ ની શોધ માં રસ્તે ઉભા દુ:ખો બોલ્યા.. અમને સાથે લીધા વગર કોઇને સુખનુ સરનામુ મળતુ નથી..! 🔴કોઇકે પૂછ્યું.. તમે આટલા બધા ખુશ કેવી રીતે રહી શકો છો..?મે કહ્યું.. કેટલાકનું સાંભળી લઉં છું.. કેટલાકને સંભાળી લઉં છું..! 🔴ઘણીવાર સારું જીવન જીવવા માટે.. ઘણું યાદ રાખવા કરતાં ઘણું ભુલી જવામાં મજા છે..! 🔴સમય ભલે દેખાતો નથી, પણ ઘણુંબધું દેખાડી જાય છે.. આપણ ને કેટલા ઓળખે છે એ મહત્વ નું નથી.. શા માટે ઓળખે છે એ મહત્વનું છે..! 🔴પ્રેમ ની જરૂરિયાત તો દરેક ને હોય છે.. પણ પ્રેમની કદર માત્ર કોઇક ને જ હોય છે..! 🔴જેને મળવાથી જીંદગીમાં ખુશી મળતી હોય છે.. તેવા લોકો, શા માટે જીવનમાં ઓછા મળતા હોય છે..? 🔴પોતાની જીંદગીમાં બધા એટલા મશગૂલ થઈ ગયા છીએ..કે કોને ભૂલી ગયા છીએ એ પણ યાદ નથી..! 🔴 નફરતોને બાળશો તો, પ્રેમની રોશની થશે.. 🔴બચપન આખું ગણતા રહ્યા દાખલા ત્રિકોણ-ચતુષ્કોણના..કાશ..! કોઇએ સમજાવ્યા હોત પ્રમેયો દ્રષ્ટિકોણના..! 🔴 જિંદગીમાં જ્યાં સુધી તમે યાદ રાખો છો, ત્યાં સુધી ગઈકાલ જીવે છે.. અને જ્યાં સુધી તમે આશા રાખો છો,ત્યાં સુધી આવતીકાલ તમારી રાહ જુએ છે..! 🔴કોઇના સમય ઉપર હસવાની હીંમત ના કરતા.. સમય હંમેશા ચેહરો યાદ રાખે છે..! 🔴સમર્પણ નું ખાતર નાખ્યા વગર સબંધ નું વૃક્ષ મોટું થતું નથી.. ભૂલ તારી નથી , ભૂલ મારી છે એ સમજવું એ જ સાચો સબંધ છે..! 🔴નાના માણસોના હાથ પકડી રાખજો પછી મોટા માણસના પગ પકડવાની જરૂર નહિ પડે..! 🔴કાશ, સડકોની જેમ જીંદગીના રસ્તાઓ પર પણ લખાયેલુ હોય કે, "આગળ ભયજનક વળાંક છે.જરા સાચવીને. 🔴 જીંદગીમાંથી જેટલું સારું લઇ શકાય એટલું લઇ લેજો સાહેબ, કેમકે જીંદગી જ્યારે લેવાનું નક્કી કરશે ત્યારે શ્વાસ પણ નહીં છોડે.! 🔴તમારા અને મારા વચ્ચે કેટલી સમાનતા.. તમે અંતર રાખો છો અને હું અંતરમાં રાખુ છુ..! 🔴 ફળ પરિપક્વ થયા પછી પડી જાય છે..અને માણસ પડ્યા પછી પરિપક્વ થાય છે..! 🔴 હસતા માણસના ખિસ્સા ખાસ તપાસજો.. શક્ય છે રૂમાલ ભીના મળે..! 🔴જ્યારે પોતાના દોષો દેખાવા લાગે ને.. ત્યારે સમજવું કે પ્રગતિ ની શરુઆત થઇ ચુકી છે..! 🔴તમારી પ્રતિષ્ઠાની બરાબર સંભાળ રાખો.. કારણ કે એ તમારા કરતાં લાંબુ જીવવાની છે..! 🔴 જિદગી મા સુખી થવાની રીત,હસવું ,હસાવવું અને હસી કાઢવું. 🔴 યાદ કરશો તો યાદો માં મળશું. નહિ તો , ફરિયાદો માં તો છું જ.✍✍ 🌹 🌹.

इवीएम में गड़बड़ी की शिकायतें बहुत आ रही है। यदि यह सही है तो बहुत ही सिरीयस मामला है। क्योंकि इससे पूरी प्रक्रिया न बल्कि बेकार हो जाती है पर जो लोकप्रिय नहीं है वह अपने आप को लोकप्रिय बताता है। इसका इलाज बहुत जरूरी है। एक सुझाव है - उमेदवार के नाम के आगे जो स्विच है, उसे सर्किट के इनपुट नम्बर से कनेक्ट वोटिंग के जस्ट पहले किया जाना चाहिए। और कौनसा स्विच किस नम्बर से कनेक्ट किया जाय यह वोटिंग शुरू होने से पहले चिट्ठी उछाल कर किया जाना चाहिए। चूंकि इनपुट नम्बर पहले से डिसाइड नहीं है अतः गडबडी का फायदा किसको मिलेगा यह भी डिसाइड नहीं किया जा सकता। अतः गडबडी का मकसद नहीं रहता। यदि यह सुझाव सही लगे तो आगे बढ़ायें और इलेक्शन कमीशन तक पहुंचाएं। अन्यथा सुझाव में कमी हो तो जरूर बताएं। लोकशाही को बचाना हम सभी का फर्ज है।
